If you want the best results when selling a property, you need to start with your mindset. There are many steps to success, but they all hinge on taking a marketing approach from the outset. If you’re selling your used wireless router, you can throw an ad on kijiji with a photo and brief description, and even if you give up a little on value because it isn’t worth the effort, it’s no great loss. Just unloading it will probably bring some small sense of satisfaction.
But if you have a property to sell, the stakes are a lot higher. The competition today is fierce – make no mistake. You have undoubtedly seen numerous properties in your neighbourhood sell in just a few days and are confident you can achieve the same result. And of course you can – but I guarantee you will not get the best results using the router on kijiji method, nor any other shortcut you care to entertain.
Working with buyers every day in Ottawa, it becomes very clear there are two markets for real estate in Ottawa. 75% to 95% of properties are offered on the wait-and-see market, while the remaining minority are offered on the strong come-and-get-it market that Ottawa has fostered for more than 10 years. I’m talking about properties that every buyer wants, that sell readily for full market value – or frequently establish new market value peaks.
It’s your choice – but if you want the best results, you need to make sure your property is in the market, not on the periphery. And that does not happen by accident.
